I think NCMD and LikeMinds are only trying to make sure you see the potential perils of running this type of business in a residential area. NCMD mentioned checking out the forum Swingers in the News for a reason. There are multiple stories of clubs run in residential areas being busted. I'll link to some of them:

Duncanville, TX
North Huntington, PA
Orange County, CA
McKinney, TX
Schenectady, NY (Bed & Breakfast)
Des Moines, WA

So, you see, the folks expressing concern aren't Chicken Little. They've seen what can happen, and are offering you the advice so that you don't fall into the same nightmare these other clubs and owners have.

Being a nudist I have to say something. There is a fine line between swinging and nudism. In fact because one Florida nudist resort allowed their marketing director speak at swingfest, they lost their charter and are no longer listed as a nudist resort. A majority nudist resorts are family oriented, which means young children. I did look at your web site and thought it was a place we would like to visit. That was until I notice the neighbors swingset near the hot tub. The treehouse had a great view of the hot tub. Your neighbors may love you and you may get along with them; however, how long before little Johnny or Suzy tell mommie or daddy what they saw in the hot tub?
Ok I'll get off my soapbox.
We do wish you the best of luck, but when starting a business one must look at every possibility. I applaud you for asking everyones opinion and I wish you all the possible best.

People have given some great answers.

For us to consider a place--we're still in the thinking-about-it stage, though serious--it'd have to be clean, of course, and we'd trust that yours is.

One of us is allergic to secondhand smoke, and the other person is simply turned off by it. So we'd never consider a club that allowed smoking inside, whether it's in the bar area, around an enclosed pool--anywhere! 100% smoke-free for us would be a must.
